Qualification Requirements
Rent
Households must meet the minimum income requirement of 2.5 times the monthly rent. Households are responsible for the following utilities: electricity, cable/internet, and personal liability insurance.
Preference - Live or Work
All Households that inquire about housing opportunities and meet the criteria will be ranked using a preference system that is intended to provide a preference to those who currently live and/or work in the City of Rohnert Park.
- Work in Rohnert Park (at least 50% of weekly hours are worked in Rohnert Park) Proof: Copy of first and most recent pay stub or Letter from employer, on company letterhead, indicating employment; or if self-employed in Rohnert Park, then the business must have a current City of Rohnert Park business license at the time of application and their office must be in Rohnert Park.
- Live in Rohnert Park Proof: Copy of two utility bills (PG&E or water), showing at least one member of the Household with a Rohnert Park address or Copy of a current rental agreement. In the event that the rental agreement is more than 2 years old, the rental agreement must be accompanied by a letter from the landlord that the tenant continues to live in the building.

All common areas are ADA accessible, and homes are ADA adaptable.
Households must have a minimum monthly income of 2.5 times the rent.

Post-Marketing Period
Within ten (10) days of the lottery, we will contact the first ten (10) applicants on the list to begin the income certification process. Households that qualify for the live or work in Rohnert Park preference will have first pick to applying for a unit. Applicants will have to submit proof of preference when turning in document; if household does not live or work in Rohnert Park they will be moved to the bottom of the list. Applicants will be contacted via email, and phone. Applicants must respond within five (5) business days and submit the requested documents for income and asset qualification and pay the application fee of $35. The application fee may be paid by Cashiers check, or propertys online resident portal. All BMR units are leased to qualified applicants based on rank order, preference, and household size. The remaining applicants that are not reached out to will remain on our original waitlist, in rank order, for when a BMR unit becomes vacant in the future
Required Documentation Due Post-Lottery
After the lottery, the following documentation is due for each household member who is 18 years old or older. Required documentation including, but not limited to:
DEFINITION OF INCOME
Applicants will provide income documentation for all occupants over the age of 18, as applicable:
- 3 months paystubs
- 3 months bank statements from all accounts
- For single parents, court documents showing custody arrangements for all children that will reside in the apartment and the child support financial arrangements.
- Alimony payments per divorce decree
- Transcripts for all full-time students
- Taxes with all pages and schedules for self-employed
- SSI annual statement for eligible recipients
- Any and all other sources of income
- Additional Documents may be requested
